Boat Slip, Dock and Mooring Rental Agreement

This Rental Agreement is between Squaw Mountain Pioneers Master Condominium Association, as agent for Squaw Mountain
Pioneers I and II (“Lessor”), also known as Squaw Mountain Village (SMV) and the “Lessee” (“Owner”) identified hereinafter.
That in consideration of rents, covenants, and agreements reserved and contained as set out below on the part of the Lessee, the Lessor does hereby agree to lease space at the “Marina” as hereinafter set forth:

Invoice/Rent: The rate for space allocated to your boat for the season 2026 is $400.00 (four hundred dollars). The rent is
payable in full at the execution of this Agreement. Payment and this signed Agreement are due by May 22, 2026

 

Terms of this Agreement:

  1. All rental fees will be paid in accordance with the terms of this Agreement.

  2. It is expressly agreed by the Lessee that the Lessor is not in any way an insurer to the Lessee’s property or family, invitees, or

agents. The Lessor shall not be liable for personal injury, loss of life, property loss, or property damage to the above
Owner’s/Lessee’s described boat, motor accessories, or the contents thereof, due to fire, theft, vandalism, collision, windstorm, hurricane, rain, or other casualty loss, or the negligence of the Lessor, its employees or agents. The Lessee, family, invitees, employees, agents, heirs, assigns, and/or subrogee, hereby release and agree to hold harmless the Lessor and its employees and agents for any and all liability for personal injury, loss of life, and property damage relative to the use of all dock areas, boat slips, racks, and beach area...

  1. in connection with the Lessee’s boat, motor, and accessories while it is on the premises, in storage or otherwise, on the slip or dock area, being moved or moored in the area;

  2. for any loss or damage to the Lessee’s boat, motor, and accessories or contents thereof due to fire, theft, vandalism, and/or collision; and

  3. in windstorm, rain, hurricane, or other casualty loss, whether or not caused by the Lessor facilities.

 

Marina Use Rules:

  1. The Marina and its slips are owned by and are part of the entire SMV Association and open to be rented only by owners in good standing. No individual Owner has the right to convey in a unit sale or sublease any SMV slip that Owner happens to be renting from SMV at any given time. Any boat illegally tied to any slip will be subject to a fine or removed by the Warden Service.

  2. There are a total of 24 slips. PI 1 has use of 19 slips; PI2, 5 slips.

  3.  Only one unit owners boat may be physically tied up to the slip at any given time. If a slip owner has more than 1 boat registered in their name and wishes to occasionally tie the other boat to the slip, the secondary boat must also have a boat slip form and proof of registration and insurance.

  4. No renter, tenant, visitor, or guest watercraft(s) will be allowed the use of SMV Marina docks or slips at any time.

  5. All docked watercraft must be registered to an SMV unit owner who has (a) submitted a registration number by way of this signed Agreement, (b) shown proof of boat insurance, and (c) provided the annual rental fee which shall be delivered no later than May 22 annually.

  6. Docking of any unregistered watercraft in any slip is strictly prohibited and is a violation of Marina rules. Such a violation will be subject to a fine of $50 (fifty dollars) per day until the watercraft is removed from the dock.

  7. Loading and unloading of a boat will be allowed only if the watercraft remains attended while docked at the temporary transition space on the “B” Dock.

  8. The Marina is available for Owner slip use from May (ice out) to October when the docks will be taken out of the water for the winter.

  9. Seasonal trailers are allowed to be stored for the season in the parking area at the Village Entrance upon prior written notice (email acceptable) to the Dock Master and ALL trailers must be tagged with the Owners unit number and or name clearly visible.

  10. When demand for slips exceeds supply, each owner requesting slip space will be entitled to one (1) slip only as assigned by the Dock Master and the Marina Committee. This rule applies regardless of the number of units or the percentage of ownership.

  11. Priority criteria for slip assignments are as follows:

    1. Priority for slip use will be based on (a) previous ongoing history and (b) by submitting the current seasonal rental fee, (c)   the required Owner's boat registration, and (d) a copy of the Owner's current boat insurance policy.

    2. Owner rental invoices and registration forms for the Marina will be mailed approximately on the first of February. By way of this Agreement, (a) completed application, (b) The Owner’s boat registration number, (c) a copy of the Owner's current boat insurance policy, and (d) slip payment check must be returned to the SMV Dock Master by March 30 in order for a previous slip rental owner to retain a slip.

    3. Once all slip requests by previous lessees are filled (one owner/one slip), the Dock Master will refer to a waiting list to fill any remaining available slips. This list will be updated as needed by the Dock Master and will be strictly based on a “first come, first serve basis.” Requests for an Owner to be added to the waiting list should be submitted in writing (email acceptable) to the Dock Master.

    4. If and when an Owner is assigned a slip, Owner will retain the right to use the slip annually provided the above-noted rental documents have been submitted, thereby allowing the slip to be occupied by the Lessee/Owner for the season. If the slip is not occupied by the Lessee/Owner during the season, the Lessee/Owner will lose the right to rent said slip, and the first in line on the waiting list will be assigned the slip. The rental fee is to be reimbursed.

    5. If the slips are filled, and there still remains a waiting list, said list will continue by established priority as slips become available.

  12. Noise shall be kept at a minimum at all times.

  13. Laundry shall not be hung on boats or docks.

  14. Charcoal or gas grills are not allowed on boats when in a slip.

  15. No smoking is allowed on the docks or finger piers at any time.

  16. Young children must be accompanied by an adult at all times on the finger piers.

  17. Any boat leaving the dock or pier area has the right of way.

  18. Boat trailers must be stored in the designated areas, as determined by Lessor.

  19. The use of the grounds is limited to owners and guests.

  20. Running diving, swimming or horseplay on the docks or finger piers is prohibited.

  21. No boats, jet skis or floatables are allowed to anchor or tie off other than at moorings or slips as assigned.

  22. The Dock Master may issue a fine of up to $50 (fifty dollars per occurrence) for any violation of these Marina Use Rules.

Renter Information

In summary, to rent a slip, the below requested information and payment must
be received no later then May 22, 2026:

  1. A copy of the Owner’s current boat insurance policy for 2026

  2. The current 2025 seasonal rental fee of $400.00 payable to Squaw Mtn. Village

  3. If you cannot upload the required documents, mail them to the below address.
